Common Area Housekeeping-Service Level Agreement

GENERAL CLEANING OF THE AREA IN FRONT OF MAIN ATRIUM
All areas should be clean to create a healthy & hygienic work environment
Free of debris, dirt, stain, moisture, odor, litter.
Spot clean floor, ceiling, walls, doors, glass windows, tables, cupboards, wall hangings, signage, light fixtures and chairs.
Thorough cleaning to be carried and spot cleaning to be done as and when necessary. 
Any leakage/ spillage/ Emergency to be attended  promptly
Response time < 30 mins
Effective supervision, checking and monitoring of  cleaning activities / schedules
Dustbins must be with liners and will be cleared every  2 hrs should be free from any stains, foul smell etc.
Response time < 2 Hrs
Hand prints on all the glass doors in the Atrium and main entrance area to be cleaned within 15 minutes.
Response time < 15 mins

ELEVATORS
All Passenger/Service Elevators to be maintained spot clean internally, at all times.
Adherence to Daily/Weekly/Monthly inspection Checklists
All railings/Panels inside the Car to be sparkle clean

FRONT DRIVE WAY, PORCH, SIDEWAYS, WALKWAYS
Area should be free from litters, drain lines to be clear from debris and there should be no water accumulated.
Free of debris, dirt, stain, moisture, odor, litter.
All fire hydrant boxes, light poles, junction boxes etc.  Should be spot cleaned on a regular basis.
All the traffic closes, bollards to be kept clean at all times.
 Dust bins Should be emptied every 2 hrs and clean from stains/litter/foul smell.
Response time < 2 Hrs
Front porch to be washed with water every alternate day.
Adherence to Daily/Weekly/Monthly inspection Checklists
External Road on both side of the property to be cleaned daily.
Deep cleaning, descaling is carried out on weekly basis.

CORRIDOR AND STAIRCASES
Ensure cleanliness of floor, walls, landings All doors should be clean from dust / dirt. 
Free of debris, dirt, stain, moisture, odor, litter.
Ensure smooth opening 
Dust bins should be with liners. Should be emptied and clean from stains/litter.

BASEMENTS AND TERRACES
Ash urns and dustbins to be clean and stain free and should not overflow.
Free of debris, dirt, stain, moisture, odor, litter.
Area should be free from dirt/ stain / litters, drain lines to be clear from debris and there should be no water accumulated
Drain lines to be clear from debris and there should be no water accumulated for breeding of mosquito and prevention of malaria/dengue. 
 Ensure smooth opening & closing of doors.
All the overhead pipe lines, and ventilation ducting to be cleaned off dust thrice every week.
All basements and terraces to be washed down with water once every week.
All the mandatory signage's, directional signage's to be kept clean at all times.

COMMON AREA WASHROOMS
WC, basins, floors, urinals, sensors, hand dryers, glass mirrors, should be free of dust, grime, spots and should be sparkling clean. Frequent monitoring to be done for effective hygiene.
Clean, dry and smell free wash  rooms  Availability and display of checklists
Floor and fixtures should be cleaned as per the schedule to ensure that they are clean and dry. Cleaning schedules should be checked by the respective supervisors.
Thorough flushing and cleaning of all water passages, traps to be done as per the schedule to ensure dry floors and free from foul smell.
All accessories should be functional
Thorough scrubbing of floor to be carried out as per agreed schedule on a regular basis
Supplies (toilets rolls, tissue, urinal cubes, liquid soap, odonil, automatic liquid room freshener) should be adequately stocked

AC DIFUSERS, LUMINIARES, FIRE EXTINGUISHERS AND OTHERS
Should be thoroughly cleaned as per schedules. 
Free of debris, dirt, stain, moisture, odor, litter.
Spot cleaning to be done on a regular basis to ensure effectiveness.

GARBAGE AND FOOD WASTER DISPOSAL
Ensure cleanliness of floor, walls and doors
Free of debris, dirt, stain, moisture, odor, litter.
Dry / Wet waste should be segregated and stored separately in the designated areas
Ensure disposal of waste at scheduled frequency
Storage quantities should be within the acceptable limits

ENGINEERING AREA/PLANT ROOMS/ELECTRICAL AND UPS ROOMS/FIRE PUMP ROOMS
Cleaning operations to be carried out as per the schedule in the presence f Technical Personnel.
Free of debris, dirt, stain, moisture, odor, litter.
Electrical room/Electrical panels/ other equipment to be cleaned in the presence of technical personnel and under joint supervision. 
Deep cleaning activity to be carried out as per the schedule

MATERIAL STORAGE AREA
Ensure cleanliness of the floor, walls and doors. Activities should be 
Free of debris, dirt, stain, moisture, odor, litter.
Material to be stacked in a neat and tidy manner. Material should not be kept on floor.

HK TOOLS, CONSUMABLES & EQUIPMENT
All tools & equipment should be functional and in good working 
100% Uptime
Minimum stock of approved spares/ HK chemicals/ consumables should be maintained at all times as per agreed stock levels. 
All HK consumables must be Johnson Diversey make.
Equipment’s to be of branded make preferably karcher or like.
Equipment invoices.

STANDARDS OF HK PERSONNEL
100% manpower should be available at all times as per approved deployment
Should Meet or exceed the agreed limits.
All staff should wear approved uniforms
Personal grooming standards should be as per agreed and acceptable standards. (presentable, shaven, nails cut, short hair, soft spoken etc)
All personal age to be more then 18 years and must be at least conversant in Hindi
100% compliant.
