High End Maintenance Scope of Work

                               MAINTANANCE SCHEDULE


SERVICE PROVIDER will carry out the Services in respect of equipment enlisted above as per schedules indicated below and will not be only limited to the following:

COOLING TOWERS

MONTHLY

·         Check Water level and operating of all valves.
·         Check water distribution system is clean, nozzles clean.
·         Clean sump and pump screen.
·         Remove any dirt or debris from fan inlet screens.
·         Clean strainer.
·         Check fan operation if any.

THREE MONTHLY

·         Check cooling tower piping , valves for any leak.
·         Check corrosion, painting etc & report to customer for action.
·         Check pipe scale, if any.

ANNUALLY

·         Inspect and clean protective finish inside and out.
·         Check for any sign of corrosion.
·         Check fills/wooden planks, structure for any damage.
·         Check fans & motors for proper functioning, megger test motor.



 PLANT ROOMS

·         Remove all waste materials, rages, old media etc.
·         All machinery, etc. to be wiped down and kept in a clean and tidy condition.
·         Maintain floors in clean state.
·         Check lamps and maintain fittings in a clean condition.
·         Keep drains free from water materials.
·         Check the fresh air intakes are not blocked by stored equipment.
·         Check that cleaner’s chemicals or similar smelling products are not stored in plant  rooms.
·         Maintenance of the plumbing equipment’s like, softener, water transfer pumps and tank levels.


DG SET
·         Operation and maintenance of the D.G. sets in accordance with the manufacturer’s instruction manual.
·         Run D.G. sets in synchronization/auto/independent modes.
·         Strictly maintain hourly log book and report any abnormality to management.
·         Refill the day oil tank with requisite amount of HSD daily at the time of start up of shift.
·         Maintain HSD dip register and check the dip in main HSD tank daily.
·         Maintain the HSD stock at min re-order quantity of daily tanks at any point of time.
·         Maintain the register for daily consumption of HSD follow up with purchase function for decanting tankers received and record keeping.
·         Check electrical circuits and all the panels on a daily basis .
·         Cleaning of DG heat exchanger as required.
·         Perform B-Check, (after 300-325 hours of operation) as and specified by the OEM (Original Equipment Manufacturer) manual.
·         Battery specific gravity to be checked/maintained and logged daily and any abnormality to be brought in notice of CLIENT/OWNER
·         Ensure no lube oil leak and HSD leakages from the DG set and day oil tanks, as well no spillages while refilling the day oil tanks, clean DG sets on daily basis.
·         Report any irregularity to the concerned in the Administration function of CLIENT/OWNER
·         Report units generated by each DG set every day and also the per unit cost of each DG Set.
·         Statutory liaison with Pollution Control Board.
·         Transfer of Diesel Oil from the Site to Daily Tank.


ELECTRICAL PANELS AND BATTERIES

·         Operation and maintenance of the electrical equipment in accordance with the manufacturer’s instruction manual.
·         Strict recording of parameters on 2-hour basis in logbook round the clock. Report any alarm to Supervisor. Check battery condition once a month.
·         Trouble shoot any problem happening on LT and carry out the preventive maintenance of panel and motors .
·         Check of all safety controls and electric switch gears – condition of contactor fingers, oiling of pivots, tightening of connections to prevent sparking, etc.
·         Regular cleaning of motors – inspect terminals & clean. Check correctness of readings.
·         Check daily basis – voltages, frequency, current, neutral-earth potential difference.
·         Check for any irregularity in the systems or any other electrical panel, etc.
·         Check voltage, current, frequency in each LT panel.
·         Check voltage, current, frequency, power factor, KVA & KVAR, KW & KWH of each HT panel. Keep PF close to unity.
·         Check windings, oil temperatures of all transformers.
·         Check peripheral lighting.
·         Checking of proper earthing regularly.
·         Frequent checks of all MCBs – replacement of faulty ones.
·         Check all the cables, bus bars, nut-bolts, insulation etc, for the panels.
·         Replacement of faulty lights and fixtures.
·         Replacement of any equipment/switch gear due to normal wear and tear.
·         Renovation of wiring or any control circuit.
·         Carry out Planned Preventive Maintenance (PPM) as per the PPM schedule.
·         Adherence to Rule Electricity Board Act.
·         Co-ordination with the concerned EB authorities for any fault/support.
·         Power factor to be maintained.
·         Maintain sufficient inventory of critical spares of all equipments.
·         Ensure proper inventory is maintained for all electrical consumables.
·         Purchase Request to be made well in advance for all electrical spares.


AIR CONDITIONING

·         Operation and maintenance of the Chillers and its auxilliaries
·         Routine checks of blowers, blower motors, adjustment of belt tension and replacement of belt as required.
·         Check and clean water strainer on defined frequency
·         Check all electrical controls, leaks, electrical circuits, and renovation of any electrical/control circuits as required.
·         Check and lubricate all bearings.
·         Check all headers, nozzles, compressors, cooling coils, refrigerant piping, accessories, filters, Controls, starters, ducts, grills, water pipes, insulations, wiring, etc.
·         Observe noise levels and take corrective action in case of irregularity.
·         Maintain comfort level temperature on 24/7 basis in occupied area.
·         Check all pipes, valves, joints, strainers, handles etc, and repair in case of spoilage.
·         Cleaning of motors – inspect terminals & clean, check correctness of readings.
·         Air lock will be purged.
·         Observing noise level, including the isolator, will be visually inspected.
·         Replace all spares and materials such as fan motors, fan blades, blower and blower motors, relays, connectors, timers, single phasing preventer, capacitors, connectors, on/off switches, indicator lamps and lenses, fuses etc, which are found defective.
·         Maintain all parameters of the units and log the same.
·         Perform complete health check-up of AC systems in lean season and keep them in healthy conditions for peak requirements.


FIRE DETECTION ALARM AND SUPRESSION SYSTEM

·         To ensure fire alarm and detection panel in perfectly working condition on 24/7 basis.
·         Coordinate, schedule and actively monitor all testing of sprinkler, fire suppression, area detection and early detection systems in the building.
·         Review all testing and repair work of above-mentioned systems for contract and code compliance.
·         In conformance with established procedures and guidelines, respond to all trouble and emergency signals, coordinating response with security, the local fire department.
·         As directed and after appropriate review and approval, enable and disable systems to facilitate project, repair and maintenance work. Personnel performing this function are required to be appropriately qualified and licensed as required.
·         Routinely monitor of fire equipment to assure the system is secure and ready for use.
·         Document system maintenance, test and repair records on a continuous basis.
·         Ensure operation and maintenance of Jockey Pump Sprinkler Pump and Hydrant Pumps


SEWAGE TREATMENT PLANT

§  Daily checking of the MLSS level and maintaining same.
§  Weekly and monthly checks of the blowers and pumps.



OTHER VALUE ADDED SERVICES

1.     Operation and Maintenance Tools:-

SERVICE PROVIDER will be keeping the tools at Site dedicated to CLIENT/OWNERand shall be monitored on a monthly basis on the health of these equipment’s during the currency of the Agreement. (List of tools at Site attached with Quantity and shall be checked on a monthly basis on health of these tools).

2.     Personnel Protective Equipment’s / Safety Equipment’s:-

SERVICE PROVIDER shall maintain PPE / Safety equipment’s at Site which shall be utilized on requirements both online / offline work from time to time on various Electro-mechanical systems / equipment’s. (Safety equipment list attached and shall be checked on a monthly basis on health of these equipment’s).


3.     Health Check & supervision from Service Provider expertise on Electrical & HVAC System:-

SERVICE PROVIDER services will include necessary expertise support on critical Electro-mechanical system for better and efficient operation at site. This include, monthly checks on HVAC systems during summer months (April – August), Checks / Supervision on critical maintenance requirements on DG / LT / UPS Systems as per the yearly maintenance schedule).

Immediate action to overcome shortcomings noticed on building systems based on AMC vendors Site inspection reports and monitoring progress till completion.
