Pre-Planned Preventive Maintenance of Lifts

Check Points for the Pre-Planned Preventive Maintenance of Lifts

(a)  Renew all wire ropes and  chains (where fitted) as often as required to maintain an adequate factor of  safety, to equalise the tension on all hoisting ropes,  repair or replace conductor cables and hoistway  and  machine  room elevator wiring.
(b)  Lubricate the Elevators and Connected Equipments as per OEM’s stringent specifications.
(c)  Systematically examine, adjust and repair / replace the following components
i.      Machine, Worm Gear, Thrust Bearings, Drive Sheave, Drive Sheave Bearings, Break Contact, Lining and Components.
ii.    Motor, Motor Generator, Motor Windings, Rotating Elements, Commutator, Brushes, Brush Holders, Bearings, Coils,  Resistance  for Operating and  Motor  Circuits, Magnet Frames and other Mechanical Parts.
iii.   Controller, Selector, Leveling Devices, Cams, Relays, Solid State Components,  e.g. PCB's transducers, Resistors, Condensers, Power Amplifiers, Transformers,   Contacts,  Leads,  Dashpots,  Timing  Devices, Steel  Selector Tapes and Mechanical and Electrical  Driving Equipment. Governor, Governor Sheave, Shaft  Assembly,   Bearings, Contacts and Governor Jaws, Controller AC.
iv.   Car and Hall Mechanical Buttons, Car and Hall  Position Indicators, Hall Lanterns, Car Director Indicators  and all other Car and Landing Signal Fixtures, as installed  by  OEM. Deflector or Secondary Sheave, Bearings,  Car and  Counter  weight Guide Rails and Buffers, Top  and Bottom Limit Switches, Governor Tension   Sheave Assembly, Compensating Sheave Assembly, Car, Counterweight and Counterweight Guide Shoes  including   Rollers or Gibs.
v.     Hoistway  Door,  Interlocks,  Hoistway  Door   Hangers, Guides,  Automatic  Power Operated Door  Operator,  Car   Door  Hanger,  Car  Door  Contact,  Safety  Shoe,  Load   Weighing Equipment, Car Safety Mechanism.
vi.   Conduct and annual equipment survey.
Vii.    Conduct and annual safety survey.

Periodicity
1. Oiling & Greasing - Monthly
2. Clean, Lubricate & minor adjustment – Monthly
3. Safety survey – annually
4. Equipment survey – annually
